3801 Grand was designed to offer a unique housing option for mature adults who want the privacy of their own apartments, but also need the support of an assisted living environment. Each of the sixty suites offers a private living area, sleeping area, bath, and kitchenette, and some units also include a den or study. The building operates as a state-certified assisted living facility, offering services and amenities that make life easier and more secure for seniors, including a central dining room and kitchen.

In 1999 FRK designed Grand Suites, an addition to the 3801 Grand facility that offers "unassisted living" for mature adults. Designed to complement the existing facilities, units were designed for independent seniors, including features such as balconies and full kitchens. Residents may also make use of an exercise facility, underground parking, and an optional meal service in a central dining room.

According to the facility's own promotional material, "3801 Grand Retirement Campus offers a choice of independent or assisted living suites that combine housing and personalized service for older adults in a safe and beautiful living environment."
